Specifications
The infrastructure under the plots
Landscaping is what sells a plotted project; drainage, power and water are what you live with. Verdania Estate's infrastructure and services are designed by Ecofirst, a Tata Group company. This is the complete specification.
Why this matters
The bit that is hard to retrofit
You can change a house. You cannot change the road it stands on, the drain that runs under it, or the substation that feeds it. In a plotted development these are laid once, before the first plot is registered, and they determine what living there is like for the next thirty years.
Two items here are worth singling out. The storm water drainage is designed on a flood risk analysis against a 100-year study — a materially higher standard than the norm for plotted layouts. And the high-tension power station is dedicated to this community alone, rather than shared with surrounding development.
- Rainwater harvesting
- Rainwater recharge pits planned across the development to conserve groundwater and support sustainable living.
- Storm water drainage (SWD)
- Drainage designed using flood risk analysis against a 100-year study, guarding against waterlogging in the majority of flooding events.
- Water treatment plant (WTP)
- Borewell water is treated before use, so supply is safe and ready for daily consumption.
- Sewage treatment plant (STP)
- Wastewater is recycled and reused for landscaping, reducing dependency on groundwater.
- HDPE water pipes
- High-density polyethylene supply lines — stronger and longer-lasting, with good UV stability, better chemical resistance and flexibility across temperature ranges.
- RCC concrete roads
- Internal roads are RCC concrete: durable, long-lasting and resistant to wear, for reliable use over decades.
- Designed by Ecofirst (Tata Group)
- Project infrastructure and services are designed by Ecofirst, a Tata Group company known for sustainable and professional planning.
- Dedicated HT power station
- A high-tension power station serving only this gated community, for a more stable supply.
- 24×7 common area DG backup
- Street lighting, pump house, STP and CCTV stay powered through DG backup, including during emergencies.
- Organic waste converter (OWC)
- Household wet waste is processed into manure for use in the landscape gardens.
- FRLS cables
- Fire-resistant low-smoke cabling in external common areas to improve safety during fire-related incidents.
- CCTV surveillance
- Cameras at the main entry gate and clubhouse for enhanced monitoring.
- Boom barriers at gate
- Boom barriers at the entrance control vehicle entry and exit.
